It was the perfect stay over for one night en route to JHB.
I assume the owner was an old teacher. We were treated like school children. I am 68 years old and my wife is 69, and never at our age have we been treated like school children. Even the way the owner treated his wife in front of us made us feel very ashamed. Everywhere there were signs that we were not allowed to do. We are not even allowed to use the air conditioning. This is not a nice place to stay! The owner is also very unfriendly.

We were received very kindly. Everything was at our disposal. The only "little problem" was that ants got in, but otherwise we slept very well.
Fred quickly helped get the TV up and running and provided a braai. The apartment is clean and comfortable for an overnight stay with all the necessary kitchen utensils. We would still recommend a stove (gas or electric). The microwave can be used well, but also has limitations. We had a nice and comfortable stay.

Upon our arrival the host was rude and made me and my adult daughter feel like uninvited guests. After a minute long explanation of how to use a normal gate with motor that is 'fast', the unnecessary explanations of how to use the lights and switches continued at the apartment until I briefly mentioned to him myself that we is dead tired and now just wants to rest. (I emailed the owner about the receipt, among other things, but received no response.)
Ideal for overnight stay. just a suggestion - the carpets make it very warm.

No power after 8 if there are power outages. No air conditioner, which is very important in the weather for a good night's rest. Pest control may be an option for the owner. Decent cleaning service; the fabric in the master bedroom is quite dense under the bed. Lovely host.

It was a great place to stay in Bloem. Fred was really nice. I arrived late and it was no issue at all. He also has a beautiful garden he showed me around in the morning. The room had everything that was needed and it was quiet. Perfect for at least one overnight stay heading further south.
I initially booked and paid with Edelrose, but as our travel plan was brought forward by 1 day I contacted Fred directly to see if he could bring my date and place forward. Without hesitation he moved us to 21 @ Benade to a bigger unit at the same price. Upon arrival we were kindly received and we received all information. Fred is a host of a thousand. The accommodation for 3 people was extremely comfortable and the fact that there was load shedding and the generator was available for the early evening one was a bonus. We will definitely visit again.

The Orchid Family Suite's two rooms have a door between them. It's colored glass, but it gives some privacy. Both rooms in the suite have separate access from outside. Parking for the suite can be difficult for large vehicles to get in and out of. 21 @ Benade offers very good value for money.

Mr Fred was very kind and accommodating. I arrived at the venue a little after 21:00 and he was understanding and patient with me. You can see that the people do a lot to make it comfortable for you, their place is very neat, the garden is absolutely beautiful, your vehicle is safe, cameras are installed everywhere, you just feel safe with them. Safety and cleanliness count a lot for me.

Only had a 2-plate stove, kitchen area also very small. Kitchen and 2nd bedroom in one.
The host definitely knew about it because he told us the pressure of the water pipe was weak, but the toilet was faulty. As mentioned, toilet can be repaired and the stay will be much more pleasant.
Unit sleeps 4 people with 2 beds in lounge/dining room with a master bedroom. Bathroom access is through master bedroom and not separate. Passage to bathroom is separated only by a curtain in the master bedroom. Would prefer it to be indicated as such on advertisement.
The shower is really uncomfortable - the shower head is loose and doesn't fit properly in the clip, due to a homemade fix. With everything in place one does not expect to struggle with a shower.

We are guest house owners ourselves and therefore I feel the owner could pay a little more attention to the cleanliness of the unit (especially the drying rack by the sink), and get some advice on decor. With a little attention it can be a very comfortable place to stay overnight.

Had a nice stay, but was a bit unhappy when checking out on Sunday morning. We had to wait for our transport to come and load our luggage. At 09:55 the owner came to say remember that you must be out by 10:00. We had to stand outside the gate with our motorbikes and luggage and wait which I feel is not right. He could have been a little more hospitable towards us, but otherwise it was okay.
Room was not clean. Cobwebs in corners, smell of smoke.
Efforts were made to accommodate the lady in our group in the wheelchair. Thank you very much for that.

Very neat and comfortable. Parking is a bit difficult with our bakkie and there was also a bakkie next to it. But otherwise everything was fine.
Everything is fine. Slept well and the cleanliness is ok, but the shower is not good. It doesn't have the right shower head and the toilet doesn't flush strongly enough.
I would like to recommend the place if the owner could pay attention to the following points: The little ventilation and cramped space in which we had to complete the formalities made me feel uncomfortable. Just because the current pandemic, no one has been negligent. The bedding was clean, but I would have preferred a fresh cotton/linen feel over synthetic material. The bathroom light's switch was not visible, so we couldn't turn it off before going to bed. There were nooks and crannies on the bathroom floor and next to the shower that hadn't been cleaned in a long time.

Oom Fred was a star host. It was raining quite a bit when we arrived, but he was standing at the gate waiting for us. We were greeted warmly upon arrival and assisted to park as securely as possible. The 2-sleeper room was even better in person than in the photos. The room and bathroom was neat, spacious and clean, the tv, fridge and heating panel worked perfectly. The kitchen had so much more than just the basics, it's perfectly furnished for a long stay. The room was very private with no disturbances from other guests. I must say that the pictures don't do the garden justice, it was a truly beautiful sight the following morning. The accommodation is secure (with cameras) and located close to a mall. I will definitely stay here again!
A well located place to stay with hospitable owners. The sleeping place is well equipped with full DStv. Just miss the provision of free WiFi. The beds are very comfortable with nice bedding. The bathroom and kitchen are adequate. Purified drinking water!

We were the nightmare guests this time! First our car broke down which meant that we didn't arrive at the Guest House until after 12 o'clock - the owner was patient and received us kindly and assured us that it was no trouble. In addition, we then forgot important documents in the room that the owner kept for us until friends came to collect the documents from him - the owner really went the extra 10 kilometers for us! We'll sleep over again, but with less drama next time!

During our stay there was a break in parts of Bloemfontein's water supply. The guesthouse management went out of their way to provide water at all times. And when the supply could not be repaired they transferred us (free of charge) for the last night of our stay to their other guesthouse where there was water. We really appreciated it - it was hospitality from the top shelves.
Despite the fact that half of Bloemfontein was without water for the entire weekend we stayed here, the stay was still pleasant and the owner went out of his way to provide us with drinking water and toilet flush water.

The unit is very neat and comfortable to spend the night at. It is also very safe. However, there are too many dos and don'ts presented to you. The main bed urgently needs to be replaced because if you turn over at night the whole bed moves. It is very uncomfortable and therefore causes you to get no rest. The result is that I resumed my journey 3 hours earlier than planned. This is unit no 3.

Reception was not friendly at all - we felt like we bothered the owner when we arrived on time. The TV in the one room couldn't change the channel and I didn't feel like reporting it at that time after the bad reception we had. There were notices everywhere with useless directions - not all of the guests will damage the equipment. Air-con made a big noise and didn't cool - it was too small for the room.

We spent the night at 21@Benadestraat on the 7th Feb 2016 on our way to Cape Town. Fred's friendliness and the comfort of the room moved us to book again for the return trip on 26 Feb 2016. The guest house is conveniently located from the N1 motorway. The overnight price is very reasonable and will suit most vacationers' pockets. Would definitely recommend.

The self-catering facilities adequate for one person only as the room is too small otherwise. The tiny bathroom with shower cubicle at an angle had not been cleaned properly, floor tiles slippery and on the slant made it hazardous to shower in. Shower rose attachment difficult to operate. No bath mat supplied and generally no space to move. Also the dark painted cupboards made the room seem much smaller. The room's bedding, furniture, decor and supplies are satisfactory, but TV sound not good. On the whole a below average self-catering experience for us.

We finally arrived in Bloemfontein after 12 hours on the road. We were received kindly and our little apartment was very neat, clean and comfortable. We were able to relax very nicely in the quiet area and could park safely. Will definitely stay there again. Beds sleep well and the self-catering kitchen has everything one needs.
Very friendly service. There wasn't a little garden or so where our small children (3 and 5) could play, but for us who drove far and just wanted to sleep over it was ideal. Beautiful decent bedding, coffee, milk, biscuits and secure parking, what more could you ask for!
It was probably one of the coldest weekends in Bloemfontein, with an icy wind blowing all Friday and Saturday. 21@Benade was wonderfully sheltered, with the cutest, neat little garden, complete with bench and table. Inside it is a small house! A large master bedroom, nice and sunny and very tidy, with 2 single beds. Then there was a large open plan area with a lounge and 2 more beds (which can accommodate 3 more people). And air conditioning! You will not find the hospitality of Uncle Fred Wilkinson anywhere else. He fetched his road map and helped us get where we wanted to be. I will not stay anywhere else if I have to spend the night in Bloemfontein.

I got the reservation on short notice and just wanted to stay overnight at a reasonable rate and the requirements were met. I would have preferred the R150.00 p/n but presumably selected the more expensive option of R200.00 p/n when booking. I could only tune in to the TLC TV channel but would actually have SABC 1,2,3 and ETV selected.
We were very kindly welcomed and enjoyed our one night's sleep and rested well. The room was clean and simple - just what you need.

On-site facilities include a braai area, Wi-Fi and secure parking. Unfortunately, the layout of the premises does not allow for the accommodation of pets or gatherings/parties. Please check parking availability in advance in case of abnormal loads or trucks or when space for more than one vehicle per unit is required. Unfortunately we cannot accommodate large trucks, caravans/campers and large trailers as it compromises parking and access to the premises for all guests. In addition, provision has now been made for emergency power during load shedding in the evening sessions and water supply during shortages.
The University of the Free State, CUT, Loch Logan Waterfront, Mimosa Mall, MediClinic and the Free State Stadium can be reached within 10 to 15 minutes.
